Will my privacy be respected?
Yes. Your privacy is respected. It is normal for an Agent to carry out inspections during the term of the tenancy however we would always give you reasonable notice of this and it would not normally take place more often than quarterly. If you prefer to be present for inspections/viewings/contractor visits we will always arrange this at a convenient time for you where possible
What happens if I want to leave early?
If you need to leave the property before the end of your fixed term you would be responsible for paying the rent until a suitable replacement tenant has been found and you will also be responsible for meeting any costs incurred by the Landlord in re-letting the property. We would advertise the property as soon as you informed us of your need to leave.
Who is responsible for repair/maintenance problems?
The Landlord would normally be responsible for repairs to the property, but you would be expected to carry out day to day maintenance, e.g. light bulbs, fuses etc. Should any damage be caused through negligence then this would be your responsibility to cover the cost of the remedial repairs organised by Evenmore Properties. A tenant should report maintenance issues as soon as they become aware, urgent issues can be reported by telephone at any time.
Normal day to day maintenance would be the responsibility of the tenant, for example, cutting the grass, cleaning the windows, making sure your guttering/drains are not blocked. If you would prefer, however, you could arrange these services through Evenmore Properties as we have a wide range of maintenance contractors to contact.
Can I decorate?
You must ask permission first and a decoration agreement would need to be signed if the landlord has agreed. On most occasions when you vacate you would need to return the property to the original colours. Normally we would organise the contractors for you to ensure the decoration is carried out to a good standard. Wallpapering is not permitted.
Can I get a pet during the tenancy?
Permission must be sought first and the landlord must agree. If the landlord does allow a pet, you would also need to sign a pet addendum which sets out the type of pet and how many.
Can I change utility providers?
You can change to any provider you like during the tenancy. We will take opening and closing readings on the start and end date of your tenancy and submit these to the relevant providers on your behalf. If you would like to change the meters, you would need permission from your landlord.
