The new regulations, titled The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, were officially brought in on 1st April 2020 and apply to all new tenancies as of 1st July 2020. They will be extended to all tenancies – new and existing – as of April 1st 2021.
These new Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested.
This means that all landlords now have to do what good landlords already do: make sure the electrical installations in their rented properties are safe.
With the 1st of April 2021 fast approaching, most rented properties should have now had an electrical safety inspection arranged. Evenmore Properties has ensured all of our landlords are aware of these regulations and tenants have all been kept up to date.
